Hello [FIRST NAME], December 2011, last newsletter for the year so I'll wish you a Merry Christmas. I hope you will have some fun with friends and family. Thank you to those new customers this year and to customers who have stuck with us through what has been a difficult time in lending. Referrals are the life blood of a mortgage broker so special thanks for passing our details on to your friends and colleagues. As you probably know we have a strong history as property investors and we look forward to presenting property investment evenings next year in locations other than Darwin. Interest rates Interest rates have dropped thanks to a Reserve Bank cut. As I write this on Thursday it seems all the big four have delivered on the .25% cut to variable rates. At our place we keep an eye on the fixed rates and it will be interesting to see if the pressure stays on the under 6% rates that some lenders are offering. A couple of lenders have also dropped their assessment rates recently, that is the rate that borrowers have to prove be able to pay even if the loan is 3% less (you don't actually pay 9%, just need to be able to). So you apply for a loan at 6% say, the bank will assess you at 9%. This can be what makes getting a loan so hard for First Home Buyers. First Home Buyers First Home Buyers are returning to the market in greater numbers than at any time since September 2009, according to mortgage broker AFG. The monthly AFG Mortgage Index shows that First Home Buyers comprised 16.4 per cent of all loans processed - a 40 per cent increase for this buyer category compared to October 2010 when they comprised just 11.8 per cent of the mortgage market.
